Full Management Service
This service is available to those landlords who require full peace of mind, we will take responsibility for the letting, management, general maintenance and repair, rent collection, carry out routine inspections, implementation of rent increases where applicable plus a lot more.

This service includes:
  1. Property marketing including triple web site exposure on rightmove.co.uk on our website.
  2. Coordinate property viewing and accompaniment of any such viewing.
  3. Negotiate tenancy terms e.g. agreement duration rent and special clauses etc.
  4. Obtain prospective tenant referencing using an accredited reference agency supplying full references including credit check.
  5. Drawing up of the tenancy agreement and inventory preparation.
  6. Arrange full gas and appliance electric safety certification and renew annually.
  7. Over see tenant check in.
  8. Managing monthly rent collection providing monthly statements of income and expenditure. Rental funds are transferred to landlord’s account on the same day that it’s received in our client account.
  9. Record meter readings and notify utility companies.
  10. Handling tenant queries / issues
  11. Sending of property report following property inspections carried out quarterly or to your preferred frequency.
  12. Managing essential repairs & maintenance.
  13. Payment of insurance’s or ground rents etc. on your behalf.
  14. Deposit held as stakeholder for tenancy duration in line with The deposit scheme.
  15. Check tenants out of the property at the end of the tenancy including inventory check and meter readings.
The charge for this service is 10% of the monthly income plus the introduction fee and any tenancy set up costs.
