This service is available to those landlords who manage or wish to manage their property and require our agency to market the property for the purpose of finding a suitable tenant. We will ensure a quick tenant find and will provide an efficient service to ensure a smooth turnaround.

This service includes:

1. Property marketing including triple web site exposure on rightmove.co.uk and on our website. Full colour particulars available from our office.
2. Coordinate property viewing and accompaniment of any such viewing.
3. Negotiate tenancy terms e.g. agreement duration rent and special clauses etc.
4. Obtain prospective tenant referencing using an accredited reference agency supplying full references including credit check.
5. Supply of the tenancy agreement and inventory preparation where applicable.
6. Collection of first month’s rental and dilapidation’s deposit, oversee the tenant move and completion of agreements.
7. Take utility meter readings and perform transfer into tenant name.
8. Arrange full gas and appliance electric safety certification where necessary.
9. Advise tenant to set up standing order for future rental payments to your nominated account.
10. Transfer payment of proceeds to your account.
11. Check out tenant with inventory at the end of the tenancy taking meter readings.

The charge for this service is 50% of one month’s rental plus any tenancy set up cost.
